Landmarks Preservation Commission
Sends Proposals for 85 Sullivan Street &
21 Greenwich Avenue 
Back to the Drawing Board


85 Sullivan Street

 

 

At public hearings for these two proposed developments over the last several weeks, the Landmarks Preservation Commission (LPC) sent both of these applications back to the drawing board.  Village Preservation strongly opposed these two proposals, which were totally out-of-scale and out-of-character for their landmarked surroundings. In both cases, the LPC said they would consider revised applications, but would not approve the proposals as is.

At 85 Sullivan Street, the proposal was to add a rear addition to one of a twin set of individually landmarked buildings also located within the Sullivan Thompson Historic District that would be larger than the original house itself.  The Commission rejected the notion of the oversized addition and told the applicant they would consider a substantially smaller addition more in line with what is seen on historic houses in the area.  See our webpage on this application for more information.

 


21 Greenwich Avenue

 

At 21 Greenwich Avenue, the proposal was to demolish a historic 1-story addition to an early 19th-century residence on 10th Street and replace it with a jarring glass and metal five-story structure. Village Preservation opposed the demolition of the existing historic structure, as well as the design and scale of the proposed new structure. The LPC did indicate they would allow demolition of the 1-story building, but balked at the design and expressed some reservations about the scale and height of the new building. See our webpage on this application for more information.
